Gas Safe Certificates (CP12) £45

UK landlords with gas appliances and fittings – including central heating, boilers and flues – must conduct an annual safety check conducted by a Gas Safe engineer. If you are unsure whether the Gas Safety Regulations Act (1998) applies to you, you can find out on the government’s Health And Safety Executive (HSE) website.

If you are a landlord however, it is very likely that these laws do apply to you. You must keep record of the safety check for two years and supply new tenants with a copy of the certificate before they move in and within 28 days of completing a new check.

Electrical Safety Certificate £99

Since July 2020 properties in England are legally required to have an Electrical Installation Condition Report before a new tenancy begins. From 1st April 2021 all existing tenancies will also require an EICR.

As a landlord, it is your legal duty to ensure all electrical equipment in your property is safe and maintained throughout the whole tenancy.

Failure to do so can lead to prosecution and also invalidates most landlord insurance policies. For the safety of your tenants and your business, it is important to get regular electrical safety certification

Energy Performance Certificates EPC's £75

Landlords in the UK must have an EPC obtained once every 10 years. In Scotland, an EPC must be obtained prior to advertising, whereas in the rest of the UK an EPC must be in the process of being obtained during advertising, and then provided to tenants on move-in.

Since April 2018 it is illegal to rent any residential or commercial property in England or Wales with an EPC Rating below E.
